Melbourne Buyers Agent & Eastern Suburbs Vendor Advocate

Helping buyers access off market homes with trusted guidance, experience and exceptional negotiation skills.

Master Negotiator | Persistent & Strategic | Former Sales Agent & REIV Award Winner

Looking for a Trusted Buyers Agent in Melbourne?

I’m Amir Sharifi, a licensed estate agent CEA (REIV) and an Achievement award-winning REIV (#1 in Victoria, 2024) and REIA national finalist, a former senior sales agent and now your dedicated vendor and buyers advocate, working exclusively for home buyers and investors across Melbourne and Melbourne’s Eastern Suburbs.

Having started my career as a sales agent, I understand exactly how real estate agents think, how auctions are won and how properties are marketed. Today, I use that insider knowledge to protect buyers, conduct comprehensive property due diligence and ensure you secure the right home or investment property across Melbourne’s Eastern Suburbs. By leveraging my market expertise, real estate tools and local networks, I help you make informed decisions and confidently navigate one of the most competitive property markets in Melbourne.

At Eastern Property Advocates, we are exceptionally specialised and highly regarded as vendor advocates and buyers agents for property across Melbourne and especially across its eastern suburbs – Boroondara, Whitehorse, Manningham, Maroondah and Yarra Ranges. I know these areas inside out, the streets, schools, lifestyle and market trends, ensuring you make the right choice every time.

The Advantage of a Melbourne Buyers Agent Who Knows Both Sides

  • Insider Knowledge: Years as a senior sales agent in Melbourne’s Eastern Suburbs gave me deep insight into vendor behaviour, auction strategy and negotiation tactics. This knowledge I now use as a buyers agent to protect and empower buyers.
  • Off Market Access: As a buyers agent I gain entry to exclusive off market properties across the Eastern Suburbs through my long-standing relationships with local agents.
  • Eastern Suburbs Specialist: I have deep knowledge of eastern suburbs. While these are my key areas, I also assist as a buyers advocate across other Melbourne suburbs, bringing the same expert guidance wherever you’re looking to buy.

Most importantly, you’re hiring a professional and recognised Melbourne buyers advocate to ensure you choose wisely and conduct the right due diligence before spending tens of thousands on stamp duty and other costs, taking on a million-dollar loan and most importantly, enjoying the peace of mind that comes with knowing you made the right decision.

Property owners protect their interests with a sales agent. Who’s protecting you as a purchaser?

Nationally Recognised, REIV Award Winner, Now Representing Buyers

At the height of my sales career in 2024, I was honoured to be recognised by the main real estate body Real Estate Institute of Victoria (REIV) as the Number 1 agent in Victoria receiving the Achievement Award. As a result I ranked among the Top 4 agents nationwide and was nominated as a finalist with Real Estate Institute of Australia (REIA).

Soon after, I chose to shift from sales to property advocacy, using my insider knowledge to protect and guide clients as a trusted vendor or buyer advocate, helping my clients to make confident, informed and successful property decisions that deliver exceptional outcomes.

How It Works

Step 1: Contact & Discovery

Let’s talk. In reality there are actually 12 steps to this process but for convenience and to give you an overview without overwhelming you, let’s look at the shorter version of 8 steps.

We’ll connect over phone or email to explore your goals, budget, timeline and preferred suburbs. This initial conversation gives me the clarity I need to tailor a search that’s laser-focused saving you time, effort and uncertainty.

Step 2: Strategy Session

We’ll meet in person or online to dig deeper. This includes your must-haves, checklist, deal breakers and long-term objectives. I’ll also walk you through current market dynamics in your target suburbs (so you’re fully informed from the start).

Step 3: Tailored Strategy

I’ll create a bespoke strategy aligned with your vision including target suburbs, search criteria, timelines and negotiation thresholds. With this roadmap, you know exactly what comes next and I can hit the ground running.

Step 4: Shortlisting

I carefully select all available properties accesing my real estate networks picking from on-market and off market options to find the best matches for you. You’ll receive a curated shortlist with detailed property insight (pros, cons, accurate value assessment and potential). This saves you endless browsing and gives you quality over quantity.

Step 5: Inspections

I personally inspect shortlisted homes and present you with a “beyond the listing” perspective highlighting structural issues, neighbourhood dynamics, comparable sales and hidden risks you won’t see online. If you are interested, we may re-inspect the property together if it ticks the majority of your boxes.

Step 6: Due Diligence

While I oversee the entire process, I collaborate with many trusted professionals like solicitors, conveyancers, accountant, mortgage broker, building and pest inspectors to ensure every detail is checked and if we need to add or remove a clause in the contract leaving no room for risk or surprises.

Step 7: Negotiation

I use my insider experience as a former senior sales agent to give you an edge. By understanding Eastern Suburbs agent’s strategies and market data, I lead the negotiation with the right timing, tactics and counteroffers to secure the best result.

Step 8: Final Review

We’ll walk through the property one last time, make sure everything is in order, liaise with solicitors and lenders and ensure all conditions are met. Then, keys in hand. Your new home is yours with confidence.

The Best Buyers Agent Melbourne

Melbourne Buyers agent FAQS

A buyer’s agent, also known as a buyer’s advocate, is a licensed real estate professional who works exclusively for you, the property buyer. Their role is to research and shortlist suitable homes or investment properties, inspect them, complete due diligence, negotiate on your behalf and bid at auctions when required. A buyer’s agent protects your interests throughout the buying process, helping you make informed decisions and secure the right property at the best possible price.

The cost of engaging a buyers advocate depends on the level of service, property type, and market conditions. At Eastern Property Advocates, we charge a fixed flat fee rather than a percentage. Our fees are paid in two parts: a small engagement fee to begin the search and the remaining balance once we’ve successfully secured your property. Whether you need full service or just auction bidding, we’re transparent from the first conversation. We don’t list our fees online because every brief is different, for example, finding an apartment involves a very different workload compared to sourcing an acreage property in Melbourne’s Eastern Suburbs.

Yes, we do. That’s one of the biggest advantages of working with a buyers advocate, however its not the only reason to work with one.
At Eastern Property Advocates, we have direct relationships with selling agents across Melbourne, giving our clients access to off market and pre market listings that never appear online.
These exclusive opportunities often mean less competition, better value and the chance to secure the right property before the public even knows it’s available.

In Australia, the terms buyer’s agent and buyer’s advocate mean the same thing. Both refer to licensed professionals who represent property buyers rather than sellers. Some prefer the term “advocate” because it highlights the advisory and protective nature of the role, while “agent” connects more directly with the real estate industry’s licensing structure. Regardless of the term, both act solely in the buyer’s best interests, offering independent advice and expert negotiation support.

Absolutely. A buyers advocate can save you far more than their fee by helping you avoid overpaying, uncovering off market opportunities and preventing costly mistakes. Most buyers enter the market emotionally, while agents selling the property negotiate professionally every day. Having a buyers advocate levels the playing field. At Eastern Property Advocates, our clients often secure their homes faster and at better prices, with less stress and more confidence in every step of the process.

The time it takes to buy a property with a buyers advocate depends on your brief, budget, and the current market. Most clients working with Eastern Property Advocates secure their ideal property within 2 to 6 weeks. We manage everything from research, inspections, shortlisting, negotiations, and due diligence to handing you the keys. This approach benefits anyone who wants expert guidance, including busy professionals, first-time buyers, retirees, or anyone unfamiliar with the property market, making the process faster, smoother and far less stressful.

Buying a property in the Melbourne market is one of the biggest financial decisions you’ll ever make. A buyers agent acts as your professional partner, researching, negotiating, and protecting your interests at every stage. Unlike selling agents, who represent the vendor (homeowner), a buyers agent works solely for you. At Eastern Property Advocates, we use insider experience, local market insight, and strategic negotiation to help you buy the right property at the right price, without the stress or uncertainty of doing it alone.

Buyers advocates gain access to off market properties through strong local connections and insider knowledge of the Eastern Suburbs market. Many homes in areas like Doncaster, Doncaster East, Donvale, Balwyn, Blackburn and Ringwood sell quietly before they ever appear online.

At Eastern Suburbs Advocates, we maintain relationships with top local selling agents, giving our clients priority access to pre-market and off market listings. We also monitor upcoming campaigns, withdrawn listings and private sales to uncover hidden buying opportunities.

This means our clients often secure premium properties without facing public competition, emotional bidding or inflated auction prices, saving time, stress, and money.
